Furnace replacements done right, sized to the house.

High-efficiency natural gas and propane furnaces, air handlers and complete forced-air replacements for homes across Simcoe County and Muskoka. Like-for-like swaps and full retrofits.

High-efficiency Carrier furnace installed by Northland Home Comfort with new sheet-metal ductwork

Why size matters

Most of the furnaces we replace were never sized to the house in the first place. We run the heat loss, match the furnace to the ductwork, and set it up to run long, quiet cycles instead of short-cycling all winter.

If the old furnace is past 15 years, has a cracked heat exchanger, or the repair is more than a third of a replacement, we’ll tell you straight and quote it both ways.

What we install

High-efficiency gas furnaces

96%+ AFUE two-stage and modulating models, natural gas or propane.

Propane conversions

Oil-to-propane and electric-to-propane changeovers for rural homes and cottages.

Air handlers

For heat pump systems and all-electric setups where there is no gas.

Variable-speed blowers

Quieter, cheaper to run, and the right match for a heat pump coil.

Venting & condensate

Proper sidewall venting, condensate drains and neutralizers, done to code.

Thermostats & zoning

Smart thermostats, and zone dampers where one furnace has to serve two floors.

Heat loss and duct check before we quote a size.
Written flat-rate quote with eligible rebates and financing laid out.

What it typically costs, installed (2026)

Gas and propane furnaces

Most homes, high-efficiency$5,500 – $9,500
Two-stage 96% (most common replacement)$6,500 – $8,500
Modulating, variable-speed$9,000 – $12,000

Includes equipment, labour, venting, permit and removal of the old unit. Any rebate you qualify for is built into the written quote. See the full cost guide →

Red-tagged furnace?

A Type A tag means the gas is already off; a Type B tag usually gives you 30 days. Call us: we’ll explain the tag, quote a replacement the same visit, and most furnaces are swapped within the week. What a red tag means →

Questions we get asked

How long does a furnace replacement take?

A like-for-like swap is usually done in one day. Most replacements in Orillia, Barrie and Midland are completed the same week you approve the quote.

Do you size the furnace to my house?

Yes. We measure the house and run a heat-loss calculation before quoting. Most furnaces we replace were oversized, which causes short cycling and uneven rooms.

Gas or propane?

Both. We install natural gas furnaces where gas is on the road and propane furnaces across rural Simcoe County and Muskoka, and we handle the conversion and venting.

Should I consider a heat pump instead?

Often yes. A cold-climate heat pump paired with a new furnace (a hybrid system) qualifies for Ontario rebates of up to $7,500 that a furnace alone does not. We quote both so you can compare.

What does the quote include?

Equipment with model numbers, sizing, venting, permit, removal, warranty terms and any rebate you qualify for, as one flat-rate written price. Nothing is ordered until you say go.

Furnace on its last legs?

Same-day quotes, flat-rate pricing, and 24/7 service if it quits on a cold night.
